Client-Led Agent Selection Process

The homeowner has chosen to run their own structured process for reviewing and selecting the right listing agent. All agents will be evaluated through the same video-based criteria to ensure a fair and consistent review.

Submit a 2–3 minute video (required)

Cover, in order: (1) Why you, (2) your marketing strategy, (3) pricing strategy and what you would list it for, (4) what you know about La Jolla / the local market.

Referral fee to the referring agent

A referral fee, expressed as a percentage and within industry norms, will be paid to the referring agent, Stephanie Velazquez (DRE #02172491), upon a successful close. Compensation details will be provided if you are selected.

Do not contact the homeowner or tenants

No calls, texts, DMs, mailers, door-knocking, or indirect outreach. If you contact the homeowner/tenants in any way, you will not be considered.

How to submit

Upload or share a link of your video. Client plans on reviewing submissions and deciding by end of February. You will be notified whether or not you've been selected for an additional interview.

  • Your marketing strategy for this property

  • What price you would list and your strategy

  • What you know about La Hoya and the local market. Concise, clear, and authentic is better than overproduced.

Will there be an interview or follow-up after the video if I am selected?

If selected the owner will schedule an in person or video call meeting.

What format should I submit the video in?

A private or unlisted link is preferred (YouTube, Vimeo, Loom,Shareable Google  drive,  etc.).

Please make sure the link is accessible without download permissions.

There is not an upload option.  


Is this an exclusive listing opportunity?

This is a referral-based opportunity. A small number of agents will be reviewed, and one agent will be selected to move forward.

Can I reach out to the homeowner or tenants to introduce myself?

No. You may not contact the homeowner or tenants in any way.
  

Any outreach—direct or indirect—will result in immediate disqualification. The homeowner wants to review potential agents firstly through video submissions.

When will agents hear back?

Selected agents will be contacted after the review period approximately mid-February. Selected or not you will be notified.

All submissions will be reviewed using the same criteria to ensure a fair and consistent process.
